buying and selling your home. These "Save You Thousands" are just words and nothing else. So ask them what else they do "BESIDES THERE JOB". Ask them why there

Buying a Home -Savings and Service:
- WHEN you buy your New Home WE GIVE YOU CASH BACK! Either 25% or 33% (if you also sell with us)
For the buying side, the buyers pay no commission or fee to the buyers agent.
A COOP fee is paid by the Seller/Agent to buyers agents to bring in buyers. Most of the time it’s 2.5% but can range from 0 to 3%.
I rebate 25% of this back to my clients on a normal basis. * See Home Page for details of this offer
- So for an example home purchase of $600,000 this equates to $15,000
COOP fee paid by the seller of the home. $3750.00 (25%) of this amount gets rebated to you. If you are also selling a
home with us this CASH BACK REBATE INCREASES TO 33%. Which in the previous example would be $5000!!
- You will have live MLS data and Listing access to one of the biggest MLSs in the country from our custom built Home Searching web site. The data is
updated hourly and never old and stale like a lot of other web sites data.
We will also send you daily emails of all the new listings that match your criteria as soon as they come
on the market from our HomeFinder service. These emails have the actual MLS listing in the email. No logging into a
cumbersome web site to see homes you may not be interested in.

Selling a Home -Savings and Service:
- How Agents get paid is based on commission rate against the sale
price of your home. Our rate is 3.25% and 3.75%
- 3.25% if buyers procured without having to pay 2.0% COOP fee.
- 3.75% when paying 2.0% COOP fee to buyers agent leaving 1.75% to Sharkey Realty Inc.
- If you have a REALTOR® tell you they can give you a better rate than this please pay
special attention to the COOP fee they are willing to pay a buyer's agents. This is how buyer's agents earn their living. This is
where most of the money to get your home sold is at. If this fee is substantially below 2.0% your home may not get shown to a lot of potential buyers.
You will have some agents show your home last or not at all because the fee they get paid is less than the
other homes for sale on the market are paying.
- -The "Flat Fee" brokers scam
- If you see a brokerage office offer to list your home for a "Flat Fee" and it looks like a bargain. Wait till they tell
you that you also need to pay a COOP fee. Again as previously mentioned if the fee is not at or near 2.0% then your home may not get shown as often. Now add the flat fee to
the fee you pay for the COOP fee and how much of a bargain is it now?

- We determine the Listing Price of your Home by doing a comprehensive market analysis
- The Your Home Goes in the Multiple Listing System (MLS). This is the main avenue for selling a home. It’s the first course of action for buyers agents when prospecting for homes and all automated systems access this data to send tens of thousands of
buyers emails when new homes hit the market.
All other avenues (local paper ads, open houses, etc..) are trivial to this. After this then:
- We take multiple high resolution photos for the Internet, the MLS and Virtual Tour online. (most homes you see online have 1 picture and NO Virtual Tours. This is a disservice to you as a home seller!)
- A full color sales brochure will be put together for buyers to take during showings
- Your Home will be listed on the largest real estate web site in the country www.Realtor.com
- Your Home will be Listed on www.SharkhomeSearch.com
